1.21u Private Xeno-Farming facility showing zero Areal bonus

Areal bonus for the private 'Xeno-Farming III' asset in my capital shows "0 Hexes".
There are nine 'Agriculture" hexes within reach of the facility. I think the correct bonus should be about +150% food production.

Looks like a bug. See attached picture:

...and this regime has been having serious food problems, too.

If this is a bug, it may have to do with the facility hex being adjacent to another regime zone. Also, I was going to try Nationalizing the asset to persuade it to re-set and count all its farmland. But so far no scratch.

One more thing. Can anyone clarify exactly how areal hexes are (supposed to be) counted and generated, please?
Specifically:

-Does areal bonus count hexes across administrative borders, such as those in other zones or regimes, but still adjacent? I suppose not, but haven't seen it yet.
-Are non-contiguous hexes counted? How about hexes generated by another facility, but which are now in range and contiguous with the former facility? Can agri hexes ever serve two facilities? Again, I presume not.
-What terrain types can be flipped to agricultural land? Since 'Organic Furnaces' remove forest and jungle, will that facility synergise with open-air farming? In other words, as the furnace burns off the trees, will that allow or hasten the land's conversion to farmland?
-I built an open-air facility in a ruins hex. Does the home hex count towards the areal bonus if it is converted? Or does it never, or always, regardless of it's base terrain type?
-Can areal spread across or skip over barrier hexes to the plains beyond? Again, i suppose no.

farm tiles cannot be shared for areal bonuses, so maybe another farm gets it.

Thats good to know.

It can't be that in this case, though. The Xeno-Farming facility in the picture is the only open-air farm around. The facility you see two tile north of the capital is a dome farm, so it shouldn't use areal tiles. In any case, that dome farm is quite new, and I don't think there has ever been a bonus applied to the capital's farm.

The foreign capital three hexes south-south-east has a farm though.

Shall I post a save game?

Bonus is not zero, but it is not counting the full number of hexes (I think) it should, either.

Mmmh... this might be a different problem altogether... seems like the areal should be connected to count... i do have recollection of such a rule... but it shouldn't make new farmland where it cannot be used in that case..

Looks like new farmland is being generated, with no effect; discontiguous hexes dont matter (I think they should count); in fact the private Xeno-ag just always shows only 4 hexes bonus.
