Hey Brian, no warranty for the lawn. They had the landscapers seed it, but no sod. It was particularly tough in that they seeded at the end of November, so almost nothing would grow for the first few months anyway. The builder calls it a "starter lawn". :lol: I'm actually very pleasantly surprised at how well it is growing in. There are plenty of bare patches, but it looks like the lawn will be able to grow and fill them in. The back yard is much more bare in spots, but I really don't care as it will mostly be torn up when it is finally time for pool construction. I'm getting things started with 4 different pool contractors now, but I think it is likely to be at least a year before construction can start. Gives us more time to save for it and to build more equity in the house, but I'd rather be swimming this summer. ;)
