I lived in Hoboken, NJ for several years. The first year or so I was there the market for people converting old, tiny apartments into condominiums was huge but rent control laws in the city got in the way. Just within close hearing (in other words: "within wake you up distance") it was amazing how many fires broke out in buildings the owners wished to convert. I can practically still hear the echos of super loud banging on doors, obviously the fire department waking people up to get them out in time. [:(]

I still live in Hoboken (perhaps not for much longer - recently retired). There was a documentary decades ago about all the fires - I believe it was called 'delivered vacant' or something similar. Thankfully the fires have stopped but the over development continues. I think about 10 or so years ago there was discussion of bringing the Ling to Hoboken. Would have got a lot more traffic there and likely not end up in the sorry state she is in today......
