Increasing "lag" over time when selecting units

I think I mentioned this before but the longer I play a scenario without saving & reloading it, the longer it takes for the selected unit to become selected & it's relative spotted enemies to pop up.
There's a longer "lag" from when I click on a unit the longer I play. When I first load up a scenario or load a save game, the first couple turns is smooth as butter. But starting around the 3rd turn in it gets progressively slower when I click on a unit. It eventually gets to the point that I click on one and I have to wait 1, then 2 (and so on) seconds while the game is basically froze while calculating sighting & such. It has been this way since release & with every version for me.
My PC isn't much of a slouch so I dunno what's going on. It seems like my hard drive starts running more the further in-game I get so maybe it's filling up my memory & using virtual memory with the sighting calculations? It doesn't matter what gfx settings I put them on and I've used numerous different vid card driver versions. I have to save & reload the game every few turns or it gets very annoying selecting units.
Anyone else have this problem?

AMD Athlon X2 dual core 6000+ @ 3 Ghz each
4GB DDR RAM (3.25GB available in Vista 32 Ultimate)
8800GTS 320MB video
Asus M3A AM2/2+ mobo
Realtek HD audio - onboard
Game set to 'run as admin' and 'disable desktop composition'
I have a separate partition on the same PC with WinXP SP2 media center and it does the same thing there.

Update: I turned the 'Threaded Optimization' off for the pckharkov executable in the Nvidia Control Panel and it seems to have helped, though it still gets a bit more sluggish over time. Just not as bad. I'll play for a longer period of time and see if it continues to degrade. It has also cut down on the time it takes to quit a game back to main menu a good deal, also, when this stuff is happening. Like I said - it's helped a bit.
I've also noticed the increased sluggishness when placing waypoints/targets/artillery. Pretty much any clicky. I've turned off my extra mouse software so that wasn't it.
I guess PCK doesn't like my dual core processor?
