On the purchase page there's a message in red saying that the game is on back order and

"The current estimated ship date for North American orders is November 28, 2007 and for rest of the world December 3, 2007."

Is it actually in stock now?

Also, does the physical version include a printed manual?

Yes it includes a printed manual and it should be in stock.
