Ok, I`ll buy it, does the physical copy come with a hard copy manual or should I print out the download copy manual?

It's a Matrix Digital Express release...Digital Express games DO NOT come with printed manuals. If you buy the physical boxed game of a Digital Express release, you still only get a PDF on the disk.
