Unable to play PBEM game - play button greyed out

My friend started a game for me to join. I find it and type in the password. It's now listed under My Games but the Play button stays greyed out even when I hit the refresh button. I have no mods installed.

Any ideas?

It may be your opponent's turn first.

Thanks Bill. You were right but now we're having a 2nd issue with PBEM. My friend starts a game as Japan but as he finishes his first set of moves and ends his turn the war ends and all the statistics show up. Can you tell from that what we're doing wrong? I assume that the right sequence is to save the game first and then end your turn. Is that correct?

It is correct. Which campaign are you playing, is it an official one or a mod?

There's no bug in the campaign that I can see.

If they start a game in Hotseat mode and do the same, what happens?
